| CREDIT CRUNCH There has been widespread panic in the financial markets both here and in the US about the credit crunch. Affecting those who may have been forced to take out expensive mortgages due to their own bad credit ratings. It’s not as bad here as you may think but getting advice quickly is key to minimising further problems in the future. In the UK there are a number of ways to prevent eviction proceedings for Mortgage arrears, pr to deal with them once they have started. Firstly prospective buyers must consider their current and future earnings potential when taking out a mortgage and avoid sub prime mortgages which will be more expensive due to the risk to the lender. Once arrears accrue it is important to have a proper realistic financial statement to show the lender how the arrears can be paid. Check if you are entitled to benefits, you may be entitled to help with housing costs met via Income Support, Jobseekers Allowance or Pension Credit. Depending on family size, any disability and housing costs an entitlement can be possible. Other benefits can help too-for example tax credits. Cut spending where appropriate and ensure priority debts are paid, mortgage, council tax etc. Find ways to get stuff cheap, or even free. The internet is great for this. We help many people resolve their debt problems but we are overstretched due to both increasing demand and lack of staff as our funding has reduced. There are plenty of places to get advice over the phone or via the internet so our advice is don’t panic but act quickly. Further advice from the CAB or other organisations advising on debt. Gary Martin Welfare Benefits Caseworker/Supervisor Walthamstow CAB, 167 Hoe St, E17 3AL News from the Lower Lea Valley The London 2012 Olympic and Paralympic Games will be the catalyst for the regeneration of the Lower Lea Valley in east London. The area in and around the Olympic Park is a site of huge potential. It has a young, diverse community but is also home to significant areas of deprivation. Much of the site itself is contaminated, derelict and abandoned. The waterways in the area have suffered from years of neglect: water quality is poor, river walls are in a bad condition and the landscape is scarred with abandoned shopping trolleys and other rubbish strewn along the river channels. The 2012 Games will help to revitalise this part of London and help to open the east of the capital to development opportunities. The new shopping area at Stratford City will be an important part of this growth.
